Passive Income Report: JUN 2016

It is time again for my Monthly Progress Review.

In each progress review I will list a  summary of all dividends I received, the rental income I received, the online income I received, and any purchases I made from that particular month.

This monthly report covers June 2016.

Dividends Received
I received dividends from five companies and four funds this month:


Pfizer, Spectra Energy, American Electric Power, Duke Energy, Prospect Capital, Vanguard 500 Index, Vanguard Wellington, and Vanguard Emerging Markets Index.  Listed below are the details for each:

*Pfizer (PFE): $18.00
*Spectra Energy (SE): $32
*American Electric Power (AEP): $28.00
*Prospect Capital (PSEC): $34.06

*Vanguard 500 Index (VFIAX): $123.23
*Vanguard Wellington (VWELX): $120.92
*Vanguard Emerging Markets Index (VEIEX): $57.09

Total Dividend Income Received: $533.61

Rental Income Received
I currently have two rental properties, my Missouri Rental and my Colorado Rental.  Listed below is the cash flow they provided this month:

Missouri Rental: -$21
Colorado Rental: -$76

Total Rental Income Received: -$97


*This was a very good month for dividend income that was unfortunately totally offset by my rental properties! :)  Each rental had repairs: Missouri had a small shower faucet repair, and the Colorado house had a larger stucco fix.  Ah!! Nevertheless, it still required zero work from me....in this case to lose -$97! 

**From the two above rentals, I thankfully still experienced an 'equity paydown' total of $928, which is not accounted for in the above cash flow numbers.  This is another reason why rental properties are incredible investments!  Huge equity "earnings" by your tenants.  And this amount is $2 larger than May's report.  Has anyone else noticed how every single month it goes up by $2-$3, without fail?

***I did not receive any online income from the month.  Ideally I will make some online income some day! :)

Therefore, for this month, Total Passive Income Received: $436.61

Purchases


My Roth IRA:
Vanguard 500 Index (VFIAX): $100
Vanguard Star (VGSTX): $45
Vanguard Wellington (VWELX): $130.33
Vanguard Target Retirement 2045 (VTIVX): $143.00
Vanguard Emerging Markets (VEIEX): $40

Both Roth IRAs are now maxed out, so expect the purchases to be basically zero for the next few months unless a fantastic buying opportunity comes up.

This was still a great month for my passive income portfolio.  With the addition of June's income to my Progress Tab I now have earned $3516 this year in passive income.  With half of the year completed, I am well on my way to achieving one of my passive income goals.

  1. Looks like a very healthy sum of passive income for the month of June with a mix of stocks and funds too. I'm still exclusive to dividend paying stocks but I'm not against seeing funds in passive income portfolios. How are those rentals managed? Is there a company handling the day to day affairs for those properties?

    Thanks for the comment! I had only individual stocks for such a long time, and still think that is a fine strategy; it just depends on your time horizon (probably). I'm saving exclusively for retirement/very long term so to me it seemed that funds offered much less risk for a comparable total return.

    The rental properties are both managed my professional management companies. My cash flow would be much higher if they weren't so often I struggle with if I should be managing them myself. I plan to write an article on this in the near future, but right now I'm paying for management. Keep in touch,
